What Do You Need To Know If You Want To Build A Cabin On “undeveloped” Land In Louisiana?
My husband and I own about 10 acres of land in St. Martin Parish, LA. It has been in my family for decades, but has never been developed. At the moment, it is basically a small portion of a much larger wooded area with a dirt access road near by.
We would like to build a cabin on it and need to know how to get started. I would assume that I need to contact the planning and zoning board, but what else do we need to know?

You’ll need to find out what laws apply and who has jurisdiction over that plot of land.
Assuming you have no service out there now, so you should contact the utility companies to find out how much it will cost to bring electric and gas out there. I suppose you’ll be using a septic system for waste and a well for water. Call the well-drillers to find out how much that costs. It’s pretty pricey!
Undeveloped land might also fall under federal environmental law, as well.
I think I would start with the parish government office, and talk to someone in planning.

and they will forget a few things
give you a big fat book for you to read and try to make sense out of. you will need a degree to translate that they are talking about.
you gonna have to know about set backs alot of stuff
like whta kind of trees there are on the property and if they are protected trees, means you cant chop’em down. u need to know if you are in a flood zone.
and also you may have to pay to pave the road or a road. and lets see what else ohh yeah you will need to meat with an archetect and engeneers to design the property and deal with the city planing folks.
it could cost quite a bit. or u may get lucky.
